Centre @ Bunker Hill (CBH) represented one of Levcor's most complex developments. Having significant experience in developing and redeveloping retail centers along Houston's famed I-10 corridor, Levcor made its first offer to purchase CBH in 1992. The seller consisted of multiple heirs and the property comprised of 20 different parcels. Levcor, due to its strong relationship with the seller, was able to acquire the asset in 1998. The project required Levcor to assemble several disparate sites, including an operating car impound lot, a landscape yard, a trucking facility, occupied residences, an attorney office and an abandoned steel galvanizing facility containing several vacant buildings. Further, site excavation revealed buried storage tanks, a railroad spur, numerous pits containing toxic material and significant buried debris. Two streets owned by the city of Houston were acquired through joint referral. Ultimately, with its team of expert consultants, Levcor was able to convert the land into a clean parcel for retail development.
On the leasing front, Levcor was able to attract the first Costco to Houston and bring several critical anchors, including Best Buy, Michaels and Loews. The project became an overwhelming success, with Levcor selling the asset in 2005 and making a healthy return for its investors.
