I-10 Gessner was acquired by Levcor in December 1991 along with Federal East Plaza. The project represented an attractive redevelopment opportunity, and Levcor spent $3mm in capital improvements between both projects, executing an aggressive lease-up strategy. I-10 Gessner was composed of several marquee tenants, including CiCi's Pizza, Luther's BBQ (later purchased by Pappas Restaurants), Casual Male and Schlotsky's Deli. Levcor ultimately sold the project in February 2005 along with Federal East Plaza.
